  A new four-story building with approximately 58,500 square feet (including the basement) of usable space for educational use such as libraries, recording studios, classrooms, and office spaces. The foundation will be cast-in-place concrete walls, some of which are 18’-6” tall. The floor levels will be framed with steel beams and girders with a concrete filled metal deck utilizing a composite steel and concrete design. The roof will have a 4:12 slope and will be framed with wood trusses and wood sheathing. The exterior walls will be brick and granite veneer on steel in-fill studs of the steel frame. The interior walls will be light gage steel stud partition walls. The lateral force resisting system will be steel concentrically braced frames. A total of five braces support the entire building, so a 1.5 redundancy factor was used. The shear forces due to seismic load are resisted with shear lugs at the bases of the seismic towers embedded in the concrete foundation walls and the overturning is resisted with 2.75-inch diameter anchor bolts.
